The Captain's Manor Vacation Rental starts at 4:00 p.m. and ends at 10::00 a.m. Tenants agree to a specified number of people per rental. Tenants understand and agree that smoking is not permitted inside the rental unit and housekeeping services are not provided during your stay. Tenants also understand and agree that the use of tents, campers, and motor homes are not allowed on the property.
The Captain's Manor Vacation Rental is not liable in the event the property becomes unavailable due to circumstances out of our control. In this event, The Captain's Manor Vacation Rental will make every attempt to secure suitable accommodations or will return your Security/Damage deposit and rental payments made.
There are no refunds for any “Acts of God/Nature”. The Captain's Manor will not be held responsible for any acts of God/Nature which is outside human control and therefore not the responsibility of any individual. Booking Procedures and Payment Schedule
Payment arrangements must be made by the person named as tenant in the contract and must also be the same as the person who signs the rental agreement. The Captain's Manor accepts Visa, MasterCard and/or personal checks. The rental payment will be broken into two equal installments unless reservation is made less than 30 days prior to the arrival date. The first payment will be made upon confirmation of the rental. The second half of the rental amount must be received priot to thirty (30) days to the occupancy date. In the event that a reservation is made less than 30 days prior to the arrival date, the total rental amount is due immediately.
Cancellation Policy If the reservation is cancelled up to 30 days prior to the rental, 80% will be refunded. If the reservation is cancelled after the rent payment has been paid in full or within 30 days of the rental, 80% of the rental amount paid will be refunded if the property is re-booked. If the property remains vacant for that time period, 50% of the rental amount will be refunded.
Damage/security Refund Policy Tenant understands and agrees that they are responsible to pay for replacement or repair of damaged items. Tenants and their guests agree to adhere to local laws, applicable condo rules and regulations, to not disturb the peace, keep the property in a clean and sanitary condition, and will comply with the no smoking policy.
Additional Charges (if applicable) Tenant agrees to follow check-out procedures posted in each unit including putting trash in receptacles and cleaning kitchen dishes. Missing keys are $25.00 each, excessive garbage removal $25.00, excess kitchen cleaning $25.00, extensive carpet cleaning $50.00. Tenant agrees that if they use the propane barbeque they will clean it after use. If left unclean, there will be a charge: BBQ cleaning $50.00. If applicable, the above listed amounts will be charged to the credit card on file. Please remember to take all of your belonging when checking out. There will be a $25.00 charge plus shipping for items left behind.
Eviction Policy Tenants are subject to immediate eviction and removal from the rental for the following infractions: 1) Smoking inside rental, 2) Pets on the rental property without prior approval written on this agreement, 3) Number of occupants exceeds the number of contracted guests, 4) Complaints of noise, loud music, foul language, or otherwise disturbing of the peace. The entire amount of the rent and security/damage deposit fee will be forfeited if eviction occurs.
Hold Harmless The tenant and guests agree to indemnify and hold harmless The Captain's Manor Vacation Rental. and represented property owners from and against all claims, demands, loss, liability of any kind and character, including cost of defense, arising out of or in any way connected with the tenant’s use of the property: in the event tenant or guests suffer personal/physical/property damage, injury, or loss. The Captain's Manor Vacation Rental and property owners are not responsible for lost or stolen items.
